A: The project is located on “Soi Siam Country Club” (Pornprapanimitr Road), 3.5 Km. from Sukhumvit Rd.. The project is on the left-hand side with arched gate, white wall, and gray roof (located between Soi Pornpapanimitr 15 and 17)

5. Q: How to drive to the project?
A: There are 2 ways to drive to the project;

Option 1 : From Sukhumvit Road
Driving from Bangkok toward Pattaya. Once passing North Pattaya, bending to the left. Boonthavorn will be on right-hand side and Index Living Mall will be on left-hand side. Turn left on Soi Pornprapanimitr (Soi Siam Country Club). Heading for 3.5 Km. and Siam Oriental Pattaya will be on the left-hand side with arched gate, white wall, and gray roof.

Option 2 : From By-Pass Road (Short-cut)
Driving from Bangkok on By-Pass road. Turn left toward Rayong sign and following to Kao Mai Kaew sign. Bend to the left into inside-lane and turn left under the bridge. Make a U-turn and go on the bridge. Drive straight until hit T-Juntion. Follow the street, along Mab Parchan Dam around 8 Km. Siam Oriental Pattaya will be on the left-hand side with arched gate, white wall, and gray roof.

9. Q: What is the house type of show units? How much of the space?

A: The front house is “Jasmine” on 169.6 Sq.w. and the second house is “Orchid” on 97.4 Sq.w.

10. Q: Would the house for sell be the same as show units?
A: All 4 standard house styles will be built on phase 1, rear plot of the project. Mostly, the house for sell will be the same as standard house. Anyway, please check on details and conditions with sales person.

11. Q: What is the difference of standard house and show unit at the front?
A: The architectural of both show unit and standard house is almost the same, but better improvement outside for standard house as following;

- The roof tiles is changed to “New Style Oriental” by Siam Cement brand, which is better quality
\\standard and better water proof with 5 years guarantee.
- No front stairs as show unit’s
- Pillars on the gable (Jong and Soranai) are changed from wood to fiber for greater durable and lighter \\weight results  *Jong and Soranai is a small pillar that stick on the gable of roof for decoration in Thai-
\\Lanna style.
- Outdoor doors and windows are changed to UPVC. Resistance in all climates and anti- shrink/ stretch.
- All eaves are changed to Conwood’s brand. No warping and termites-proof. 

12. Q: What is the interior design for standard house?
A: Please find some information as following;

- Flat ceiling with mould, no drop ceiling
- Bedrooms have wooden floors and Granito for other rooms
- UPVC outdoor doors and windows in white color
- Teak wood door for in-house doors
- Sanitary ware is available in all bath rooms
- Wallpaper for wall (mostly)
- Tiles for bath room’s wall
- Down Lights attached on ceiling

A: Yes, Club house and small park is on 1 Rai area. Fitness room is available in the center area of project.

18. Q: Does the project have security system?

A: Yes, the security guard is on-site 24 hrs. Front gate is closed-opened by command for safety and personal living. CCTV system is available to capture driver and registration plate for all cars. Wireless intrusion detection system is install in every house.

19. Q: How wide of the street inside project?
A: The street’s width is 9 meters, including foot path’s width at 1 meter each side.  Concrete road is reinforced with 15 cm. iron bar. Greater support up to 20 ton with 20 cm. iron bar on the road upfront.

20. Q: How long it takes for building each house?
A: It takes 6-8 months approximately.

21. Q: What is the payment conditions?
A: Deposit at THB 100,000. The contract must be completed within 15 days of reservation and complete 10% payment, plus 20% down payment. 70% balance payment must be done on ownership transfer date.

22. Q: How much of the maintenance fee?

A: THB 10 per 1 SQ.M. / 2 years advance payment
